100 Day Challenge

A Deal A Week

I have a listing appointment Sunday, with a couple I've met while doorknocking in my farm.

They think they don't want to sell until after Christmas, but they're open to hearing whether that's a good idea or not.

I asked them if they were open to listing the property if they were satisfied with what we discuss on Sunday, and he said "no, cuz we won't be ready to show it right away."

What is the script for "let's sign it now so I can talk about it while you're getting it ready, and so another realtor won't come along in the meantime"?

They mentioned they liked me because I doorknock and don't wait for business to come to me. I want to live up to that.

Today's meeting was great. My bottom line from the day is that every day, I have to make a decision before "am I going to sell a home today?" -- something like, "Am I in the business of real estate today? Yes? Then what can I do today to move towards a transaction? Call someone? Door-knock? Get a price reduction? What order do I want to do those things in today? Am I going to sell a home today?"

I was think the key word was "decide". Stop coasting, stop taking what comes. Decide. Like Yoda says -- "do or do not. there is no 'try'." Not doing something is a decision, but I've been acting like it's not. Do or do not, but feel good about whatever the decision is. If it's 'do not' and I feel like shit about it, I need to make another decision. If it's 'do' and it feels wrong, I need to make another decision.

I was talking with Jennifer afterwards about focus, staying focused on what we want, not whining about how things are, and she was saying she never has been able to get clear about what she wants, and I've felt that way too. I said I thought we needed to at least decide what we want for that day if that's the best we can do, and move forward from there. There's a fear that if we say "this is what I want" that we have to stick with that forevermore and what if we find out we're heading in a direction that starts feeling wrong, or what we want changes?

So I'll start with what I want is to get my career back on track. What I want is to take a vacation this winter to Escalante Canyon/Capitol Reef and pay cash for it. What I want is to be the kind of Realtor that a lot of people seem to think I already am. What I want is to sit in the chair up in front of the room to talk about how great I'm doing and how it worked once I started being consistently clear about what I wanted, even if it was just a day at a time at first.

For me, this is an exercise in isolating the problem

OK...
you're not sure you want to sell until after Christmas, is that correct???
And that's because, you won't be ready to show it right away, is that correct???
But, you're open to hearing whether that's a good idea or not, is that correct???
Ok...putting -not ready to show- aside for a moment,
is there anything else keeping you from you listing with me??? No

Ok, so let's be clear, if we can come to agree on a price, other terms and conditions, you'll be willing to move forward together, is that correct??? Yes, like we said, we like that you came to the door, as far as we are concerned, yeah, it's you baby
That Great...! and I really appreciate you allowing me this opportunity.

Now the good news is signing a listing agreement has never interfered with working out terms and conditions, or as in this case, any particulars of showings. What works best for you works best for me too! The sooner we discuss and explore all the options and determine our solution is when we'll be just that much closer to getting sold, does that sound reasonable???

Ok...time is of the essence, if we could develop a showing program which will allow you to get in the market quickly, increasing the likelihood of being sold before Christmas while at the same time allow you to control showings thru Christmas, would that be acceptable to you???

When seller says we want to wait until we are ready to show it. You could say...
Would you like me to start looking for a buyer about your home by talking about with the buyers I come accross over the next few months?
S-Sure.
Then what I'll do is start talking about it now but not put a sign up or show it until you are ready to put it in the MLS. For me to start talking about it I need you to complete the listing paperwork with me so I can do that and when your're ready to start showing your home let me know and we'll get all marketing rolling, does that make sense?

You don't vend a propportunity™ to sell that specific property, although that is a possibility. You vend opportunity to find out what people will do.

Every day you need to watch from falling into the trap of thinking, "Tomorrow things will work out."

Measure your success by what you do today.

One definition of success is... taking appropriate action.

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

Great is being great today.

Your career, your year, won't come together until you break it down into the unit of today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.

Your decisions define who you are.
