From Kirk Thomas: the Latest Lending News

Congress left town for the July 4 recess with a half-baked cake in its legislative oven — one that has huge potential significance for the housing and mortgage markets. The unfinished work is a major relief bill designed to rescue hundreds of thousands of homeowners heading for foreclosure, pull new buyers back into the real estate arena, and permanently raise conventional and FHA loan limits in high-cost markets. The Senate is on the verge of final passage of its bill, and could do so as early… Continue

A Happy 4th of July in Pasadena

One of the many reasons I love this community. Just returned from viewing the amazing fireworks show at the Rose Bowl from a friend’s home in the Linda Vista hills — thanks for the invite! And on a much smaller scale, the family and I attended (and marched in) the Madison Heights Neighborhood Association annual parade and picnic. This event is so great — the kids decorate their bikes, trikes, wagons or scooters, the Blair High School ROTC troop marches and neighbors come out on their front lawn… Continue

Foreclosures: is help on the way from the California legislature?

First the bad news: L.A. Land, the Los Angeles Times real estate blog (quoting Bloomberg News service, quoting PropertyShark.com) reported that new foreclosures in Los Angeles nearly quadrupled in the second quarter. The post didn’t say whether they meant LA County or City, but the news is not pretty either way. On the good news front, in an article in today’s business section by Mark Lifsher, the Times reported that the California Senate passed a mortgage bill aimed at heading off foreclosures… Continue

Beautiful Home of the Week in Pasadena

Just listed yesterday, 965 Arden Road is a beautiful, classic Italian revival style estate located on a very desirable street in Southwest Pasadena. The lot is 31,000 square feet, the home is approximately 4,400 square feet, and there is a detached guest house. The home is also a magnificent piece of architecture. Yes, it needs some updating, but at $2,795,000 it is priced well for what it is. California Market News from the California Association of Realtors “Home sales exceeded $400,000 las… Continue

Bloomberg News Says California Home Market May Be Beginning to Recover

By Daniel Taub, found on bloomberg.com The California housing market may be showing the first signs of a recovery after three years of declining sales and two years of rising foreclosures, the UCLA Anderson Forecast said today. While hoome prices in the most populous U.S. state are still weak, the number of houses and condominiums changing hands in some parts of California is rising, according to the Anderson Forecast at the University of California, Los Angeles, which released its 127-page fo… Continue

Why You Should Buy a Home Now (more sensible advice from Kirk Thompson, mortgage broker)

These days there is literally too much information for first time homebuyers to make a decision sometimes. Fear can prevent first time home buyers from ever acting on their dream of home ownership. When you look at facts, though, buying a home makes as much sense now as it ever has. With home prices going down now in some markets, the question is beginning to surface more often, “Is now a good time to buy? If there’s any risk that it may go down in value, why, really, should anyone buy a home i… Continue

Your Money

I found this amusing article by Ron Lieber in the May 31, 2008 edition of the New York Times regarding the current stand-off between buyers and sellers. Dramatizes the point and I think he’s got it just about right. p.s. Pay no attention to the percentage price decreases in this article, he is using national numbers. If you have read any of my postings or articles you already know that there is no such thing as a “national” real estate market. All markets are local! For the latest statistics on… Continue

What are Short Sales, Foreclosures and REOs, and Do They Matter to Me?

They are all the rage in real estate these days, but most consumers don’t really know what they are. Here is a quick run-down on pre- and post-foreclosure terminology and whether they make sense for individual home buyers: Short Sales: A short sale is a negotiated sale of a property where the market value of the property is less than the amount of the loan(s) on the property. The buyer may be delinquent on payments, may be in the foreclosure process, or may not be delinquent at all but needs to… Continue

FREDIAN THEORY....

Commitment is measured by action.

Who will do what.... when?

Are you talking to people in terms of benefit (opportunity)?

Enlightenment is being free of self-limitation.

"I like to find out what people think."

You don't vend a propportunity™ to sell that specific property, although that is a possibility. You vend opportunity to find out what people will do.

Every day you need to watch from falling into the trap of thinking, "Tomorrow things will work out."

Measure your success by what you do today.

One definition of success is... taking appropriate action.

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

Great is being great today.

Your career, your year, won't come together until you break it down into the unit of today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.

Your decisions define who you are.

Fred Wilson
