THE ANATOMY OF A REAL ESTATE COMMISSION....

I am starting to write a piece called "The Anatomy of a Real Estate Commission". This piece would be targeted towards the real estate consumer. Here are my first thoughts in putting this piece together... The Anatomy of a Real Estate Commission The average real estate commission in our local Westside area is somewhere between 5% and 6%. This is how that commission is typically broken down.... Assuming a 6% commission on a sales price of $1,000,000 Total Commission - $60,000 Selling… Continue

Dear Top Performer: I now have 272 connections on LinkedIn... I have 322 members on my ning site.... I have 254 friends on Facebook.... I have 41 people following me on Twitter.... So I emailed Sandra Beck from Motherhood Incorporated http://www.motherhoodincorporated.com to see if she had any a… Continue

AGENT IDOL KICKS INTO GEAR!!

Dear World Class Performer: As I was watching the finale of American Idol tonight I had chills running up and down my spine or (goosebumps as Fred would say) thinking about the journey every participant in Agent Idol is about to go through. Both Chris and Adam from American Idol have come so far since they first stepped up to the mike in January of this year. Neither of these individuals was on the fast track 6 months ago. They had the same natural talent yet now that talent is much more develo… Continue

ARE YOU TAKING THE RISK OF BEING SUCCESSFUL IN YOUR REAL ESTATE BUSINESS?

Dear Top Performer: You have taken the risk to get into this business.... ARE YOU TAKING THE RISK OF BEING SUCCESSFUL IN THIS BUSINESS? They are two very distinct risks. Let's start with why you got into real estate in the first place. If you are like most agents the following three factors entered into your decision: 1. You wanted to make money. 2. You wanted to be your own boss. 3. You wanted to enjoy a sense of freedom in the work you do. So far..... How are you doing with each of thes… Continue

THE BATTLE OF URGENT VS. IMPORTANT

URGENT VS. IMPORTANT This may be the most important battle you face in your business each and every day. To successfully conquer this battle it is vital to start with the understanding that: 1. Time is limited 2. Opportunity is unlimited These two statements are fact. Unfortunately most Realtors operate their business as if the reverse were true. Namely that time is unlimited and opportunity is limited. Your perceptions of time and opportunity have a HUGE impact on how you organize and… Continue

BEST EFFORT OR RESULTS - WHICH DO YOU CHOOSE?

Dear Top Performer: The legendary runner Steve Prefontaine felt the purpose of every race was to test the limits of the human heart. He was more interested in seeing how far he could push himself then he was in winning. He knew he could win some races without giving his best effort. For him a victory without giving your best effort was no victory at all. This past week the UConn Women's basketball team ended a perfect season. They went 39-0 and won the Women's NCAA Division 1 Basketball Tttle.… Continue

CAN YOU AFFORD TO KEEP MAKING $5000 MISTAKES IN YOUR BUSINESS??

Dear World Class Performer: Here is a real life example of why it is so important to master your scripts and dialogues. This morning I was speaking with a client. They had met with a seller and the appointment went well. They were expecting to get the listing and get it at 6%. They received a phone call and the prospect said they wanted to work with my client however they wanted to do it at 5%..... Agent: Why? Prospect: It is the going rate. Agent: Is commission the only stumbling block? Pr… Continue

DO YOU WANT TO BE GOOD OR GREAT?

Dear World Class Performer: Do you want to be great or not? Do you want to live like today is the day or not? Do you want to find out how far you can go or not? Do you want to develop an opportunity orientation or not? Do you want to keep repeating the past over and over again or not? Do you want to live in the struggle? URGENCY - TELECONFERENCE CALL FOLLOW UP 3/11/09

Dear World Class Performer: The topic of the call today was Urgency. What is it? How do you create it in your real estate business? This is first principle in the Production Dynamic™ - Make your career just this week. The first question you must answer is: What is my standard of production? It is truly important to answer this question. Everyone has a standard whether you articulate it or not. Secondly you must examine this question: Am I looking for a deal today or a deal tomorrow? When you… Continue

THE GREEN LIGHT!!

Dear Top Performer: We are now moving into prime selling season. You need to be in full gear right now. No matter what has happened year to date... no matter what the headlines keep saying... NOW IS THE TIME!! If "the market" is going to be active this year, it going to be active right now (of course YOU can be active year round if you choose)! This is not an effort to predict or time the market. It is simply the combination of pent up demand, more good houses coming onto the market, more peop… Continue

WHAT EVERY SELLER MUST KNOW PRIOR TO LISTING THEIR HOME

Dear Mr. & Mrs. Seller: Here are some factors you must consider in making your decision to list your home for sale: 1. I only encourage people who absolutely have to sell to be on the market right now. 2. If you are looking to get a certain price for your home you are going to have a very difficult time selling your home. 3. In most circumstances you are NOT going to get what you are hoping to sell your home for. The suggested list price I am going to recommend will most likely make you si… Continue

DO YOU WANT TO BE ACCOUNTABLE?

Dear World Class Performer: Here is an interesting question for you... Would you work in a real estate office where you were required to be 100% accountable for your efforts and your results? For example.... What if.... Each day you were required to post a Propportunity™ to a company website? Each day you were required to Vend Opportunity™ to a minimum of 15 people? Each day you had to post your numbers similar to the 100 Day Challenge report? Each quarter you were required to make a min… Continue

WE ARE MISSING AN INCREDIBLE OPPORTUNITY!!

Dear Group, We are missing an incredible opportunity to do business. The whole purpose of this website is for each of you to start selling a home or more each week. If everyone in the group took this goal seriously then ALL of you would start posting at least one Propportunity™ to the site each week. If we had 50+ Propportunities™ being posted on a weekly basis, ALL of you would be doing more business as a result. I am constantly amazed at the overall lack of participation... Look at the dail… Continue

WHERE DO YOU STOP?

On our 100 Day Teleconference call this week Fred went through the dialogue when someone responds... "I don't have any money?" Here is how Fred responded... Have you been to a lender? Are you not interested in taking advantage of a great opportunity? Are you not interested in making a huge upside? Being a renter... are you not interested in turning the "money down the drain syndrome" into a write off and an improved bottom line at the end of the year? 2009 is the time to buy. Right now. I… Continue

FREDIAN THEORY....

Commitment is measured by action.

Who will do what.... when?

Are you talking to people in terms of benefit (opportunity)?

Enlightenment is being free of self-limitation.

"I like to find out what people think."

You don't vend a propportunity™ to sell that specific property, although that is a possibility. You vend opportunity to find out what people will do.

Every day you need to watch from falling into the trap of thinking, "Tomorrow things will work out."

Measure your success by what you do today.

One definition of success is... taking appropriate action.

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

Great is being great today.

Your career, your year, won't come together until you break it down into the unit of today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.

Your decisions define who you are.

Fred Wilson
