Shadow Inventory--the Current Real Estate Myth

Some buyers have been waiting for the “shadow inventory,” the foreclosed homes the banks are reputedly holding back from the market. They hope and pray that this flood will be unleashed, prices will drop even further, and they will at last find their dream home at, say, year 2000 prices. More buyers have been actively competing in the market, but also praying for the shadow inventory floodgates to burst so they can finally get into a home. Unfortunately, they are all waiting for something that i… Continue

I just posted my notes on the Brian Johnson interview, but you have to be my friend to view it!

someone at the April 18 seminar in Newport Beach asked me to send them my notes, but I didn't have their email handy, went on the ning site and discovered that they hadn't accepted my request for friendship! You know who you are! So anyone who wants to read my notes from that really valuable interview, just be my friend and you can see them here. Continue

The Golden Rule Applies to Realtors Too

If you’ve represented buyers at all in the past couple of years, you have probably experienced the frustration of trying to negotiate an offer on a short sale or a foreclosure. If they are priced at shockingly low prices, they have no doubt produced dozens of offers and you struggle to get some kind of honest answer about your offer from the listing agent. Many times you can’t even find out if they received your offer or if you will be receiving a counter offer, and then the property goes pendin… Continue

Are you upbeat enough for Eagle Rock?

It was a rockin’ day in Eagle Rock March 21, so much was happening I didn’t have a chance to twitter it so you could join in the fun! There was the Bughouse Spring Cleaning Sale, the street sale by Lady, Read Books, Cactus Gallery and Toro’s Pottery, then there was the Jose Vera Fine Art & Antiques’ artist’s reception for Gilbert Reyes, and the main event of the evening was the Rock Row opening party. Rock Row, 1546 Yosemite Drive, 90041 The group building and marketing this development ha… Continue

I Don't Understand this Mess!

For those of you who want a better understanding of how we got into this global economic mess, National Public Radio has several programs that have podcasts you can read, watch, or listen to that summarize and define a lot of the terms we see tossed around in the news today. They posit some non-accusatory and intelligent explanations both of how financial systems work and where things went wrong. I’m not saying I agree with every word, but I think it’s well-balanced and worth absorbing. Knowledg… Continue

Playing with the numbers in my marketplace

What’s happened over the last 8 years to median prices in South Pasadena, Highland Park and Eagle Rock? To keep things as comparable as possible, this is for 3 bedroom houses only. Here is the table:

Remember that the median price is the midway point—half the homes sold cost mo… Continue

Eagle Rock Real Estate Report February 13, 2009

What’s the latest story with short sales? (Again, a short sale is where the owner owes more to the bank than they can get for the property, so they can’t sell unless the lender agrees to take less). Are they working out for people? In Eagle Rock, 17 of the 47 active listings are short sales, 7 of the 22 properties in escrow are short sales, and 1 of the 9 closed sales so far this year was a short sale. So the percentage of each goes from 36% of the actives to 32% of the pendings to 11% of the so… Continue

The Event Yesterday

Thank you, Steve, for putting together an amazing experience. To meet those 2 men, both so different yet very alike, and to hear their messages in person, was really moving. I'll be processing how I feel about their struggles and how they relate to my own for a long time. I wrote down a number of quotes: David's 5 rules in life: 1. 1 mile at a time (running 100 miles). Break it down to small goals, live in that moment. 2. The 1-second decision. Over and over. Maybe it will get better, get past i… Continue

Los Angeles Real Estate, Then and Now

Stumbling across the April, 2007, issue of Los Angeles Magazine, I found a key to the disaster we see before us. The title of the cover article was Real Estate 2007, When Will the Bubble Burst? And Other Burning Questions. It is a game, as they say in the article. The game is “Do I Buy/Sell Now?” In 2007, the key to the bubble not bursting was that our local economy was still good. In hindsight, we can see that the real estate market “bubble” has actually been slowly deflating since 2005. The n… Continue

Looking For Real News in the Mortgage Industry for your Clients?

From Kirk Thompson, http://www.kthompson.thinkhomeloan.com/report: How To Plan Ahead For The New, Lower Conforming Mortgage Loan Limits in 2009 Conforming mortgages are limited by loan size, based on average housing costs around the country. Since 1980, as home prices have increased, so have conforming loan limits. The current conforming loan limit on a single-family home is $417,000. Cowboy Real Estate

Out in Pasadena’s West, that is, west of the Arroyo and south of the 210 Freeway, is a lovely area that includes the San Rafael Hills. Most of the homes were built in the 50s, they've been well maintained, have great views, and it's a convenient location to both Pasadena's Old Town and downtown Los Angeles. I noticed some odd real estate happening over there last year when I had a listing that never sold that had appraised at $850,000, thanks to a couple of sales that seemed unusually high for t… Continue

What Happened to the Group for the Technically Challenged?

Did whoever created it make it private? Did Steve delete it? I'm mystified. In response to a question from Amy Frelinger, here are directions for how to put your open house announcement on the Ning site: Go to the Events tab along the top of the home page, click on it, click on Add Event and enter your info. There are two places where you can add a photo. It's really easy. Then you have 3 choices of how to distribute the event, to your Friends, and two to different email setups. So you can distr… Continue

Responding to Steve's June 17 Blog

Monday I decided I owed it to my Seller to address how to get his home sold in the most honest and direct way I could. He's under a lot of pressure, bought his house in 2005, put significant money into it and stands to lose no matter what in order to move to the next step in his life. I knew it wasn't going to be an easy conversation. We'd been on the market for 3 weeks with dwindling interest and no showings at all over the just previous weekend. I went to a great seminar last week for Coldwell… Continue

FREDIAN THEORY....

Commitment is measured by action.

Who will do what.... when?

Are you talking to people in terms of benefit (opportunity)?

Enlightenment is being free of self-limitation.

"I like to find out what people think."

You don't vend a propportunity™ to sell that specific property, although that is a possibility. You vend opportunity to find out what people will do.

Every day you need to watch from falling into the trap of thinking, "Tomorrow things will work out."

Measure your success by what you do today.

One definition of success is... taking appropriate action.

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

Great is being great today.

Your career, your year, won't come together until you break it down into the unit of today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.

Your decisions define who you are.

Fred Wilson
