THE ANATOMY OF A REAL ESTATE COMMISSION....

I am starting to write a piece called "The Anatomy of a Real Estate Commission". This piece would be targeted towards the real estate consumer.

Here are my first thoughts in putting this piece together...

The average real estate commission in our local Westside area is somewhere between 5% and 6%.

This is how that commission is typically broken down....

thanks to Boot Camp 2, in the middle of a very fun and loud exchange between my buyer and I about this market....
I remembered your response to an ungrateful buyer during your roll pkay. I was inspired to ask my very forthright buyer,

" so, whichever property you finally get, when I come to you with 'Congratulations you got it!' will you say to me,
'WHAT? (expletive) I OVERPAID!!' ?"
He said, "Yes, I will ! and I'll yell **** that house!"

I said, "Then are we agreed, I will slap you?"

He said, "Yes! and you should. and then we'll move on and get the house."

"Great!, then we are agreed."

(definetly not a classic script, but appropriate with the expressive, fun and big client.)

You did not do the wrong thing. You have to make a personal decision regarding your commission.

Your other option would have been if they agreed to do business if you lowered your commission to 5.5% or 5%. If you are going to give up commission we believe you need to get something in return such as a signed listing at a great price.

Hi Steve:
I just needed to vent to someone and thought of you. Sorry!
I am fairly new to real estate and know it will take me more contacts especially in today's market. But, I went after an expired, I didn't know they were interviewing others until after I got there, which is a good thing, otherwise I would have been very nervous.. Divorce situation, terrible house expired at $599, told them I would list at $499K max, and pushed for 3% for my side, after 2 meetings, they told me they are going with someone else.
I know I shouldn't feel disheartened but I do...I guess my question here is did I do the right thing, or should I have come down on my commission being that I am newer???
