Vending Opportunity Script (See Commission Boot Camp for my #2)

Situation: Doorknocking in my neighborhood.

A: Hi there… I’m Stephanie Younger, the local real estate agent. How are you?

P: Good… I’ve seen your name around.

A: Great… thanks for noticing. I’m making my usual rounds and dropping a little notepad for near your phone.

P: Thanks, we really use these!

A: I thought I’d check to see if you have any plans to move at this time.

P: No, not right now.

A: Not right now… does that mean you might be moving in the future?

P: Well, maybe, at some point we might downsize once all our kids are done with college, but that’s at least 7 or 8 years from now.

A: I understand. When you get closer to that point let me know and I’ll be happy to bring you a price evaluation. Is there anything changing in your life right now?

P: Not really, thank goodness both of our jobs are secure, and we are just trying to weather the storm.

A: Good for you. You know, since you do have some security, this is one of the most incredible wealth building opportunities we have seen in the history of the real estate market. I have some incredible Propportunities right now. Can I tell you about them?

P: What’s a Propportunity?

A: It’s an opportunity property. Can I share one with you?

P: Sure.

A: Well, I just saw a great little triplex in the neighborhood yesterday. All units are 2 bed. It is great for an owner user, but two of the units will be vacant so there is great income opportunity as well. Would this be something you would buy?

P: It sounds interesting, but we haven’t really thought about making investments.

A: If you could buy something, would you?

P: If it didn’t cost us anything to own it or maybe made a little money, we probably would seriously consider it.

A: Can I make an appointment to introduce you to my trusted mortgage partner to determine whether you can afford to do something like this?

P: Sure, that’d be great. Here’s my number, and I’m free tomorrow.

A: Great. I’m so glad we had this conversation. Before I go, could I ask you something else? Who do you know in the neighborhood that has some change going on and might need to buy or sell?

P: What do you mean?

A: Well, have you heard of anyone having kids, getting married, getting divorced, passing on?

P: Oh yeah. The woman down the street died about 6 months ago and the house is empty. Her daughters don’t know what to do with it.

A: Oh… that’s never good to have an empty house on your block. Would you introduce me to them?

P: Yes, I’ll give them your number.

A: Great. If you have any contact information, I’d be glad to call them directly.

P: Oh, good. That would save me work. I have it right here.

A: Lastly, I know that there are some incredible deals in the Palm Desert area, and I thought I’d ask if you know of anyone who’s thinking of retiring or has been talking about buying a vacation property. Does anyone come to mind?

P: Well, my parents have been talking about moving where it’s warmer.

A: I’d love to get them more information. Do they have a house to sell?

P: Yes, they live around the corner.

A: Perfect. Are they free tomorrow? Would you like to bring them along to our meeting?

P: What a great idea. You know, I have to tell you, lots of agents have come around here over the year, but you are the first person who’s ever talked to me about deals. Thanks so much. I’m really excited.

A: You are so welcome. I’m happy to be of service, but most importantly, I want to bring you opportunity. And a notepad. Since you use them so much, here’s an extra so you can have me around all the time! See you tomorrow.

Excellent script! I can really see the "fred" - 16 questions!! There was a real "naturalness" and seamlessness to the questions - everything seemed to just "flow". It was obvious you were prepared and in the moment - very present!

Every day you need to watch from falling into the trap of thinking, "Tomorrow things will work out."

Measure your success by what you do today.

One definition of success is... taking appropriate action.

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

Great is being great today.

Your career, your year, won't come together until you break it down into the unit of today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.

Your decisions define who you are.
