Buyer-I was calling about the home for sale on Alhama Drive. What does it have and how much is it?

A-It’s a 3 bedroom, 2 bath & pool for $649,000. Is this the size and price you are looking for?

B-No, were looking for a home about $500,000.

A-Great! What are you looking for in a home?

B-We need at least a 3 bedroom 2 bath

A-What square footage are you looking for?

B-We want 1400 minimum.

A-How long have you been looking for a home?

B-We’ve looked on line and stopped at a few open houses over the last few months but were ready to get serious now?

A-Do you have an agent you are planning to buy with?

B-No, we’re open at this point.

A-You mentioned you wanted to spend around $500,000, how did you determine that price?

B-Yes we’ve been pre-approved for a loan up to 417K loan and we have 20% down.

A-Terrific! If you came across something you absolutely loved but it was higher in price, how much higher could you go in price?

B-We have some more cash but we couldn’t go above 540K.

A-What is you time frame for moving?

B-We want to get something in the next couple months.

A-What’s causing you to buy now?

B-This will be our first house, we’ve been renting and saving our money for years and we feel the market is close to the bottom and now is the right time to buy.

A-Excellent! I think it’s a great time to buy, I see many great opportunities come up for sale?

A-What else are you looking for in a home?

B-Well, we don’t want a fixer, something remodeled is ideal but we can do some updating ourselves if we have to.

A-Anything else?

B-It must be a very quiet and safe location.

A-What areas do you feel meet those criteria that you’re interested in?

B-All of Woodland Hills would be fine. Just no busy streets or too near the freeway or a busy street.

A-Got it. If you are not finding what you want for your price are there any other area you might consider?

B-Sure, West Hills South of Vanowen we might consider as well.

A-How many are there of you that will be living in the home?

B-Just my husband and I?

A-Are schools a factor for you?

B-Yes we want a house where we can start a family and the schools are good.

A-What cities do you and your husband work in?

B-I work in Woodland Hills and my husband works in Sherman Oaks.

A-Where do you live now?

B-In Sherman Oaks in an apartment.

B-Terrific!

A-What is your name, husbands, phone #, email.

B-Nora...

A-Nora, if I spent my time and resourses looking for a house for you and you felt comfortable with me would you be open to committing to working just with me?

B-Yeah, possibly!

A-Wonderful!

A-What I’d like to do is do some research for you, look for what matches your criteria and call you back in the next day or two. Is that OK with you?

B-Absolutely!

A-If I find you a house that you like as soon as tomorrow would be ready to buy it?

B-Definitely, that would be great!

A-Terrific!, I’ll call you soon.

Why didn't you ask for the appointment. That would determine if they were real or not.

Thanks Gary. I took your idea and changed the script I'll be doing Friday. You pointed out a flaw I've been making with buyers!

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.
