Vending opportunity:
Phone call;
N: Hi Josef, this is Nancy Valentine.
JS: Hi, Nancy, nice to hear from you.
N: I just had to call you to tell you about a foreclosure home in La Canada.
JS: Really? I didn’t know that there are any foreclosures in La Canada.
N: There aren’t many but this one is a true bank owned property.
JS: wow. Can you tell me something about it.
N: I’d love to. It has 4 bedrooms, 2 baths with 1768 SF of living space on an 8381 SF lot per Assessor.
JS: Where is it in La Canada?
N: It’s in the Rancho area. Do you know where that is?
JS: No, not exactly.
N: That’s the area above Foothill extending north to Paradise Canyon school to Gould on the West and Viro on the East.
JS: Great area.
N: It’s not on the MLS yet but it will be in a couple of days. Would you be interested in seeing it?
JS: Does it have to go on the MLS?
N: Yes, the bank requires that it be in the MLS for a minimum of 3-5 days before they will look at offers. But by seeing it now you get some extra time to investigate and get ready.
J: What would I have to do to get the home?
N: The bank wants a quick close, 30 days or less, 7 days for inspections, 12 days for loan and appraisal contingency removal,. Additionally they won’t do a termite report or any termite work. Actually they won’t do any repairs or work at all. Would you be able to abide by those conditions>
JS: Well no we’d have to sell our home first.
N: Then this opportunity isn’t for you. Do you know anyone else who might be able to take advantage of this great deal.
JS: I’d have to think about that but maybe a co-worker of mine. He sold his house a year ago and has been waiting to buy.
N:Great. Does he have an agent?
JS: I don’t know but I can ask.
N: Maybe you could give him my phone number and he could call or better email me his contact info. Then I could forward the info to him.
JS: Ok I’ll ask him.
N: Great but don’t wait too long, I’m expecting multiple offers.
J: At that price I wouldn’t be surprised. Nancy, thanks so much for your call. I hope you’ll think of me again when something like this comes up.
N: Sure, I’m happy to do it. Josef, I’m curious. How do you see being able to take advantage of these screaming deals when you need to sell your home in order to buy?
JS: Yeh, I guess you’re right. Actually Susan and I were just talking about that. Maybe you could come over and talk to us about listing the home.
N: I’d love to do that. What would be a good time for you both next week?
JS: Let me get with Susan and then I’ll let you know.
N: OK. Josef. When should I get back in touch with you.
JS: Oh middle of next week, if you don’t hear from me.
N: OK great. Talk to you then or sooner. Oh and don’t forget to talk to your co-worker, OK.
JS. You got it. Thanks again for your call.
