7/9/09 WHAT WOULD YOU SAY...if you had an all cash buyer of a bank owned home from Canada that called you at home

...during dinner, mad as all hell, six days after all contigencies are removed, is hell bent on wanting to cancel because "all his friends" have filled his head with doom and gloom based on Candian news reports of the dreadful state of affairs going on in California, that the state is broke and is going to shut down, the economy is going south, everyone is lossing thier job, he'll never find a renter now, everyone is leaving the state, and basically America is sinking and going down the toilet...what would say to save the day???

... and you might get hit by a bus tomorrow! Everyone goes through buyers remorse to a certain extent. It is normal -- you just happened to have friends who engaged you in furthering that unfounded fear.
Now, are you going to live in dread and fear or live in possibility? Are you going to listen to people who are not informed and may possibly be jealous of you taking advantage of the best time to buy? Are your friends economists are these reports substantiated? The bottom line is what do you think is California's reality in terms of its future? I certainly will not be moving... I believe in California. I believe Canadians will keep investing in real estate in California for the same reason everyone keeps moving here -- the mountains, the ocean, the desert, the movie industry, the wine country , the etc etc. (It would help to have someone hum America the Beautiful in the background). Peace !

I can see the orchestrator now....ready position, set position and HUMMMMM...absolutely great stuff and not without humor...and gett'en hit by a bus line, that was a gas, I'm still laugh'en...thanks for the response.
As we spoke more and more in an informal manner I mentioned what he needed to remember is that he’s buying "all cash"...and that Cash is King...by reminding him of his original intention that he easily forgot and that Cash is King, he's immune to a sick economy that may somehow effect his income...and if the economy gets sick enough and spreads to Canada to effect his income, that if he were mortgaged at $xXx per month and suddenly could not afford the payments, then he'd have cause to maybe want to cancel. However, because Cash is King, paying cash @ only $42K he's made an excellent investment in Real Estate, not futures or hedge funds of stocks to end up in a Ponzie scheme, but in real property all cash and that's immune...I thought it was a pretty good come back of the cuff at dinner and an experience I've never had...good thing is it actually changed his mind...my words had the conviction and tone that actually enthused him, reminded him and comforted him...he thanked me for the uplift and is sufficient in his attitude to stay the course. But I was freak out at first and nearly lost my command. I believe that my daily posting to Elaine’s Script of the Day was the practice which prepared me to quickly and accurately assess the circumstance and determine an appropriate response. That’s the point I wanted to share with everyone.

Somehow I doubt you would ever lose your command. And you're right- practice makes it second nature. I am now realizing the need to practice - every situation has a response. I just need to learn and practice. --bruno

So, does that mean to say I'll be seeing more daily responses from ya'll to Elaine's daily Script for the Day??? Remember, not only do you get the benefit of exercising the practice of developing more appropriate responses to everyday situations...you also are teacher to me...each time someone else responds they inject a totally new/different expression...and I learn...so the more participates the stronger those participates get...we feed each other. Now you have no excuses...please don't shy away...I need you
