4.11 We really want to buy however everyone tells us we are crazy....

You are working with a first time buyer. They have a down payment. They are qualified. They have found the home they want. They want to buy. However their family and friends and telling them to wait. How do you handle this?

What are you waiting for ? Why are they telling you to wait ? And if we find a home you love, how will you feel if someone else buys it ?

Well, I don't have a crystal ball. However if this buyer inteds to move in and live in the property they have to act now. Remind them that renting is just wasting money. Even if they wait out another 6-12 months that would result in $$$ down the drain in money. Remind them that such house will not be available in the next 6 months. Bottom line if they think the market is going down another 10%, hell, just make a low offer and at least get a counter. If you get your offer accepted you will be their hero and get tons or referrals

The safest advice anyone can ever give you is to advise you not do something, because they can never be proved wrong.

Great, So are you here to live your life or your families life? So... Who's in charge here, you or your friends? Sometimes you have to run with your heart and dive into life. What are you waiting for?

Wait for what ? the prices to start going up again? Wait for sellers to stop negotiating? Wait for a multiple offer market again? Wait for the IRS to take more of your money next year?

I usual I love Tracy’s answer.

Well, I don't have a crystal ball, with out going into a complicated analysis since the market can go in any direction possible, what is more important to you, buying the home you want and living the life you want, or doing what your friends think you should do? You might surprise them at the end and find the best deal in town in the long run.

I have worked with many buyers over the past few months who have got great deals on their new home purchases.

A home is to be lived in and enjoyed. Your not planning on buying and flipping are you?

No.

Over time buying a home is the greatest investment you can make.

You have come back to this house four times now, your heart is telling you that you really want in.

Do you want to buy now when we can negotiate a great price? or wait for the the masses to compete with on multiple offers?

What are you waiting for?

They think the market is going to decline further.

They, who?

Our friends and family.

You have seen a lot of homes, how does this one measure up with what you are looking for?

It is the best one with all of the amenities we want and the price is perfect for us.

If the property is perfect for you in its amenities and the price, how are you going to feel if someone steps up and buys it and you can't find another one like it?

We will really be bummed.

How long do you think you will live here?

At least 5 years.

Are your family and friends participating in the financial aspect of your transaction?

No.

Then, again, what are you waiting for?

We really don't know. Just a little nervous about finally making the decision to buy.

Do you think this is a good decision?

Absolutely.

Are you ready to write the offer?

Okay, let's do it.
