8.5 We just don't want to put it out to the public-- you just bring us a buyer.

Older couple. They say they want to sell. It is obvious that the wife would put the home on the market today, but the husband will not commit. You have met with them twice, and brought 2 buyers to see the home.

Your "next step" is to call them today. What are you going to ask?
(remember, your job is to get to the truth)

Hi Mr and Mrs ...
I'd like to ask again if I may, why are you selling your home ?
We've been very fortunate to have 2 potential buyers already look at the home, without it being on the market, but we haven't accepted their offers. That is ok.

Are you still interested in selling your home ? "yes"
Great, when is your ideal time frame to have your home sold, in order for you to move forward with your plans ?

I guess I'd continue in that direction and try to see why the husband is heistant .

I am sensing some hesitation on your part in moving....may I ask some questions?

What are the issues about this process(placing the home on the open market) that make you feel uncomfortable(substitute another word depending on situation)?

What could I say(or do) to make you feel comfortable?

Do you believe the most effective way to sell your home and move on to your new home is to let as many Realtors and buyers know you want to sell?

If you were to decide to sell your home, would I be your choice to represent you?

Once you decide you are really in the market to sell your home(if that is today, fine---if not, that's okay also), I am sure we can address to your satisfaction any issues you may have with the process. How do you want to proceed?

What is motivating you to sell at this time?
What is the ideal time frame for making this move?
What are your concerns about putting your home on the market and exposing it to the public?
If it meant receiving the highest price possible for your home in today's market, would you allow me to put a FOR SALE sign on your property and put it in the MLS?
What would the two of you need to consider before deciding to begin working with a broker?

Great. Do we have any goals or thoughts about WHEN you sell?
Ok, just so we are clear - I am absolutely looking for a buyer for your home, but if you have any considerations around time we need to consider leveraging the efforts of the Realtor sales force and list the home publicly. If your goals change will you tell me right away?

Dear Mr. seller, I have brought 2 buyers who are very interested. I have given you a "sneak preview" of what I do and how I do it. Will you sign a listing agreement with me and and let me do my job duties in full? What's the hesitation? If I bring you an offer today of this much $$$ will you consider it? what are you waiting for? Is there a deal here or not?

You want to have a "secret listing"?

There seems to be some hesitation by your husband regarding selling the property. Are you both on the same page regarding selling your home?

What if I bring an offer, will you both negotiate it or will you be in disagreement with each other over selling your property?

If you are ready to sell, why are you not listing the property so it gets the maximum exposure to achieve the highest price?

Mr. Seller, what reservations do you have about selling your property?

Where will you go when your property sells?

Would you feel better about selling if you know where you will be moving?

Would you like to see what options you have before deciding to sell this property?

Let's go out and look tomorrow, okay?

What is your ideal scenario in getting your home sold?
Do you see how listing your home and making it known to the Realtor community and general public will help you get your home sold more quickly and at the best price?
So what are your concerns regarding listing your home?

When they continue to hesitate it becomes obvious that they are not on the same page. Until they are, you will not have a listing- or more pertinent, you do not have a "seller".

" I sense that you may have some mixed emotions about actually selling your home, that's fine.... what would happen if you just stay? What if I brought you a buyer willing to pay $$$ and close on the day of your choice.... what would you do?"

If they want to sell at that price, then the are a "seller", it is just about timing and money. If they hesitate with a great price and timing, then you have to find out how they would decide and if they are really just not a seller at this time.

I'm confused. It seems to me that the two of you are not really in agreement about selling your home. Mr. Smith, tell me what you're trying to accomplish by keeping your home off the open market.

So, have you and your husband had a chance to sit down and clarify your plans?

What are your husband's concerns? (I would want to know if it's a pricing issue or a more personal motivation -- reluctance to leave, apprehensions about going somewhere else).

The buyers who saw your home are very interested. Will you entertain their offer if I present you with one?
