07.07 If YOU were looking for a proportunity (realistic) that you absolutely had to tell everyone about, describe it.

1) Seriously, what kind of property would be exciting enough to knock yourself out finding a buyer?
2) How would you "present" it to people?
3) Right now, do you know someone looking for that kind of property?
4) How would you go about finding that kind of opportunity property?

To Buyer-I found a property that is so great I wouldn't be surprised if it sold today. Good value, location, this property is priced to move. I suggest that we go see it now, and be ready to buy it today

It would have to excite me. It would have to have charachter and charm. It would have to be on a pleasant street and placed well on the land. It would have to be well priced, even slightly underpriced for the area in which it is situated and if I had a slight head start on the market that would be another plus. My enthusiasm is an important driver.

I already have a list of apporx. 20 people looking for just such a property but as the excitment rises buyers can start to materialize from the people I meet in the street or at the doors. I would start with my list, weed out the ones with that particular area in mind, and then see if they have friends who may be interested.

Finding proportunities is a bit like a garage sale. You never know where you are going to find what you are looking for but if you are not out there tuning over the rubbish you will never find the gold. Or is it the shit and the pony!

The propertunity property would be one that is not currently on the market, (may be in a couple of days) that I know is a great value for the price and location.

I would present it to a buyer as a home that will sell in within a couple of days as it is truly priced to sell. If you don't come see it today, it will probably be gone tomorrow. Homes like this, with a price like this, don't come on the market every day. If this property fits what you are looking for, are you ready to act now?

I find properties like this by talking to lots of people and sharing information with other realtors. Some will even give me a heads up when they have listings soon to go on the market.

This weekend I was working with a buyer looking for that kind of property. We made an offer at asking price as I knew of other agents who had the info that I had. Another buyer outbid my client for the property.

There was a house that just sold in Bel Air with 10 offers that was a real proportunity. I was excited about it because it was a cosmetic fixer priced well below market in a great neighborhood.

I would present it as the bargain of the year. If you have been waiting to buy in Bel Air where prices have been relatively stable, this is a diamond in the ruff to fix and transform int your dream house.

I had one person right for the property.

You would go about finding this kind of proportunity by networking with other agents and door knocking to fine people ready to sell.

So what I hear is:

Value- an informed buyer will recognize that it is special for specific reasons (and tell the specific reasons to your prospect)

"Secret"- not everyone knows about it - yet

Urgency-- it genuinely will not last

Scare - not many like it available

Those of you who knew of such a property acted with excitement and urgency.
It is important to not judge whether someone will be interested-- go deep and wide with these properties.

EVERYDAY PROSPECT FOR PROPERTIES LIKE THESE-- remember a property is a prospect too!-- ask the people you encounter, including other agents, if they know of any special properties. Again, be specific.

1) one that has some unique properties to it (view, size of lot, condition (extensive remodel or high end design), and priced to a point that causes some sort of urgency - like it won't last another 7 days
2) I have to tell you about this amazing real estate opportunity. Do you have a minute? If yes, I pitch the property
3) Sometimes I do, sometimes I don't
4) I keep an eye out for the neighborhoods I knock, I talk to other agents, last resort I look on the MLS

You don't vend a propportunity™ to sell that specific property, although that is a possibility. You vend opportunity to find out what people will do.

Every day you need to watch from falling into the trap of thinking, "Tomorrow things will work out."

Measure your success by what you do today.

One definition of success is... taking appropriate action.

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

Great is being great today.

Your career, your year, won't come together until you break it down into the unit of today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.

Begin each day "on purpose". Clear, connected, open, and READI.
