1.22.09 I am from out of town and am not familiar with your area. You say these are great opportunites... can you explain why?

I can hear the enthusiam you have for the property, and I am very interested. What makes this opportunity so special?

(ha-- "it is my listing and I need to sell it" is not the right answer :) )

If you posted a propertunity yesterday, follow up thinking of that property. If you didn't post one, first give the specifics of the property.

Well, the owner purchased it @ $525K two years ago and then passed away.
1) Project completion was interrupted before it was finished;
2) The son has no interest at all and word is he just wants out;
3) Approx. $200K finishes it; so $525K + $200K(max) = $725K in cost to you
4) The resale market value range places it between $1.1M to $1.25M
... that's a boat-load of money...a boat-load of money ...say it with me "boat-load of money" again... say it again," that's a boat-load of money"...now would you agree there might be an opportunity there???

...thing is Renee, I actually say that to those I present this propertunity to.
It does get them there. And I'm amazed at how, you can lead a thristy to death horse to the water but you can't make'm drink. I've shown this property four times, and like us at times unable to get past the walls we build against prospecting, buyers can see a scream'en deal right infront of'em and still not pull the triger and buy. All the right questions just don't seem to work. That's 0k, I'll keep show'en it again and again till someone does, cause there is a boat-load of money there to be made!

I don't know of any other 3700 sq feet homes in the area at $80 sq foot, with a 3 car garage, in a desirable neighborhood. It is not possible build this size home - either through additions to small homes or building from scratch.

The home is on a particularly unique & desireable street, and the price is unusually low for what the area bares, particularly for a property that is in such good condition. Would you like to see it? If so, we should probably get out there today or tomorrow.

This home is being offered at $100,000 below last similar sale. Offered at $649,000. It is absolutely the lowest price home in the Country Club area. This is a screaming deal and I expect the property to be sold in a matter of days. A luckey buyer is going to have his wishes come true - a below market price and a home that is move in ready.

These are new town homes. Eighteen months ago they were being sold in the high 600s and can now be got in the low 400s. With twenty per cent down and a roughly five percent loan rate set against the market rates for rents you can see an immediate eight percent return on your investment. Over the next three to nine months we are looking at a window we have been waiting ten years for and may never see again.There is both upward potential for a capital gain and an additional tax savings while you wait. Do you want to take one or two? Do you know any one else who might be interested? If we can get hold of five, we could take over the Home owners association. If you want me to go on I can show how to take over the world.

The Wednesday propportunity is great because it's the only property above Colorado in Eagle Rock that's decent and a good price. The owners bought it 17 years ago, and are moving because they want a bigger home. It is not a distress sale!

The Thursday one is a propportunity because it is a screaming deal for the neighborhood, in surprisingly good condition for a foreclosure, and has those dynamite views. But I'm not going to try to convince you because I want to sell it to the people I showed it to today.

This area with this size lot is not only hard to find but usually sells for a lot more. It'a a huge piece of land with space to do what your heart desires. You can easily gate this property which would really increase it's value and appeal! It's an increbible opportunity!

It has great view, it is in a perfect location, and the price is just amazing. I used to sale the same type of property for 250k more just a few years ago. It is really unbelievable! It gives me goospams just to think about it!

This is a very unique architectural home on a double lot in the middle of West Hollywood! It was designed by a very well known architect and is simply one of the coolest properties of this type and in an amazing location. What's more is that this property is actually zoned for a multi-unit building so that at some point in the future should you decide to sell, you have maximum flexibility in terms of audience appeal and saleability. Top that off with a good price and this becomes a deal too good to pass up.
