...now I know Real Estate is not in the forefront of your mind all the time, however, when the time should come that you may hear or become aware of someone who needs to buy or sell Real Estate, would you feel comfortable and be enthusiastic in asking them to contact me as a referral???...and if any referral were to transact I would be prepared to share 15% of my earnings with you (with the appropriate 1099 tax form) to show my sincere appreciation, sound fair to you???
Do you know anyone now who needs a Realtor to help them find or sell Real Estate???
Do you know anyone moving in or out the area now or soon???

At an annual party I have for all my past clients;

I appreciate you coming to my party to celebrate the end of the year. Most of the people in attendance are past or current clients, do you know of anyone who has a need to buy sell real estate in the near future?

Yes, my cousin might be moving to LA.

I'm happy that all is well with you and I understand that you want to wait to buy, however who do you know that is in the market to buy NOW, or sell now. I would gratefully appreciate any and all referals that you can give me. Lets go to lunch when your back in town...

Another friend that was at my house yesterday is a family lawyer and is taking a new job with a high profile firm that deals in high profile divorces like the Disney family, ect... So I just asked her to refer me to her clients and associates. I'm putting together a bio packet for her to hand out to her associates & clients... We just need to get a bit creative in this market place...

One 84 year old experienced re person (that has his own company not traditional re... and is very wealthy) says that 1 contact - 74 referrals??? I will be passing this info on to Steve...

Also when door knocking I always let the housekeepers, gardeners, pool guys, dog walkers, ect know that we give out generous gift certificates for referrals... (try to phrase it so it is legal)... Always be nice to the help... they are the first to go, then again the last to find out... money talks...

JS: Hi Jeff, Congratulation, I just got a call from escrow and we are recorded. You are the new owner of an oceanfront property in Newport Beach.
Client: Great, thank you for the call.
JS: Now that we are done with this project, I would not be worth my salt if I would not ask you if you are looking for another real estate opportunity. I know of this income property in Costa Mesa that is a great investment - are you interested?
Client: Are you trying to take all my cash away?
JS: Yes, and make you a bunch of money in the long run!

Prospect: How is your business?
Me: UNBELIEVABLE! Are you thinking about buyng/selling or investing?
Prospect: Oh no, I'm going to wait for the market to bottom out.
Me: Great, who do you know that is looking to take advantage of the perfect storm right now? Low interest rates and prices we have not seen in five years.

Me: I have a trigger list that I hand out to my clients, door knocking, friends etc. It lists all the potential reasons for moving. That way when they hear that someone is relocating, getting married/divorced, expanding family, downsizing, empty nest, 55 and over (prop 60/90), or someone flew the coop....Just kidding ( I say it in a nicer way) although, I wish more people had a sense of humor! Geez! Anyway, I ask them if they would please review it from time to time and refer me when ever the topic comes up.

Hello client. How is the new kitchen going? By the way I know of two more homes in the area that are coming up for sale and are not yet on the market. Really spectacular. 5000 sf on 16000 lot. Get the word out to your friends, there is a very good chance they could get in before the crowds. Anything else I can help you with?

By the way, do you know of anyone who might be interested in my listing at 4823 Brayton Place? It's really a deal at $499,000, for a 3 bedroom, 2 bath house plus a studio over the garage plus a bonus unit, with a view of the Eagle Rock?
