11.11.09 You receive a referral for a listing. While you are speaking with the potential seller on the phone, they ask , "What do you charge?"

Well, Mr. Seller, What are your perceptions around commission?

Have you decided that we should work together?

No? Good, because I haven't decided that either. Let's get to know one another a little better and see if we should work together. Until then, commission is a moot point.

I understand your concern and we'll get to that shortly however would you mind if we put my fee aside for just a moment, there are just a few more details I need to address, 0k???...then after I've received cooperation and have covered all points, I'll say in regards to myfee, "I am a full service Professional Realtor, this is the how and why of it that I can command a full fee". So my hope is that I trust that you see and understand that. After all that I've shared with you, do you see and understand how and why my fee is not negotiable...after all you do want to best don't you???...and remember it’s not the fee any seller should be concerned with, it's the best possible net any Realtor can get you...and after what we've discussed so far, do you understand what that means to you???... after seeing the CMA report and reviewing the current market value range, do you now see how you and I can achieve that???...do you have any questions about that???...so are you ready to move forward with me???

Commissions vary and depend enirely on what you want me to do for you and until we have esablished that I can't answer you.

Agent: I charge the market rate, what are the main requirements you look for in a realtor?
Seller: Commission, marketing, communication
Agent: commission, marketing and communication, they are some extremely important points, when would be a good time for me to come around and discuss this and the entire process of selling your home it sounds like a wonderful home from what the referer told me

I charge 3%, and you can pay the selling agent whatever you want, usually 2.5-3. What were your expectations on commissions?
seller: That's higher than I thought
What else is important to you?
seller: marketing, know area, etc.
How about we discuss it further when we meet?
seller: OK

before we discuss my fee, we need to decide if we are going to work together - have you made that decision - yes, we would like to work with you - great i charge 3%, you can pay the buyers broker whatever you like, in this market i would recommend 3% to stay competitive

You are putting the cart before the horse. Before we discuss commission we need to decide if we are working together. Have you made that decision?

In selecting a Realtor, what is most important to you?
How will you deterrmine if an agt can meet your requirements?
How will you know when you have met the person you want to work with?
Are you more interested in saving money on the commission or netting more from the sale of the property?

I'm so glad you asked! I charge a lot. In fact, I could be one of the most expensive agents you talk to...
How much? I'm a full service agent and my fee is 6%.
Yes, that is a lot. Are you more concerned with my commission or how much you net?
Your net. That's what I thought.

My fee will be whatever we both decide it to be. In the meantime, I would like to get a clear understanding on what your overall plans are, tour your home, discuss a few selling strategies with you to see how and if I can help you.
