11.04.09 You are working with a buyer who came to you with a pre-approval that is from 4 months ago. They have been in and out of town, but have driven by all the homes you suggested, and checked out

open houses and are now serious about which areas they like. They are very confident, have sold their previous home, both have great jobs... In the meantime you put them in touch with your lender, but now have found out that they haven't followed through. You have asked about this several times. The wife is very proactive and she says she has given this "assignment" to her husband.

What's your dialogue?

I am concerned that you are not acting on getting the pre-approval letter. Are you just procrastinating because this a low priority or is there something I need to know about?

No, just haven't gotten around to it. We know there is no problem qualifying.

Well, let me lend some urgency to this. You can't make an offer without a current letter. Until you get one, we need to stop looking at houses.

Aren't you being melodramatic?

Nope- I'm giving you great advice. Nothing is worse than finding your dream house and getting shut out of a multiple offer situation because our ducks were not in a row. Get the letter. Now.

...on the matter of speaking with the husband or whatever the reason stated to account for any laps in the process flow, there is, however a sudden disruption in the flow of established communications/flow of operation...it is a red flag and needs attention...it could be that one of the two are just very busy...the husband could be involved in business operations such that he is not able to even field the process and concerns of pre-qualification (this just happened to me with a buyer from Seattle), this and many other events of in/out of town and who knows what...
...so I say that to the wife and lead into saying
I understand, is he home now???
if so, would you mind if I speak with him for just a moment
if not, please tell me how I can contact him...
if/when I do tie him down I simply ask what has him so tied up...he'll spill it out and the choice is clear...he is truely busy and just hasn't been able to move forward at all and promises he will, to which I'll know cause he does or does not...I'll get the letter from our lender and we actually move on (yeeaaa)...or he doesn't (booo) and I'll have to ask the questions that gets to whatever that truth is as to why he's not moving forward and cross that bridge if I have to...at which point I'll have to learn if and how to avoid and/or let go those who won't, put them on a drip/communication system, freeing me up to concentrate on finding and working with those that will...so I get to go out there today and play as if I've allready won!

Hey, Sam, I understand from Sarah that you've been given the pre-approval assignment. As you can see, the good properties are going in multiple offers really quickly, and we need to have not only your updated pre-approval, but your credit scores and proof of funds at the ready. How can I help you get this done?

Hi Jamie, I am glad you are very proactive on the homes I bring forth to you. The house on X is a great deal. Would that one work for you?
It could have but the backyard is just a little small for a pool.
Wao, I see that you must be planning on having a large pool built.

By the way, I spoke to Greg at the bank who explained that he has not heard back from your husband John even though he called him a few times. What is the hold up for your husband to get this important part of the process completed?
Well I am sure he is busy at work during the week.
How about we set up a meeting with you, John and the lender in order for all of us to be on the same page as this is actually critical to determine your price range and avoid you looking and visiting homes that might either be well below your price point or too much for the lender to approve?
Would this Saturday work for both of you or an evening be better?
Let me check with John and I will get back to you.
That sounds great, how about I conference in John since I know that the lender's schedule is flexible this week?

Ok Jamie, I will call you and John tomorrow to confirm this however please understand that we are stuck now and my hands are tied until we get the lender involved to guide us on what our price range is given your situation, especially since the lending guidelines and rates have changed in the last 4 months when you were last pre-approved.

hi mr buyer, i just talked with mrs buyer and she said you haven't contacted the lender as yet - as i have said before, this marketplace is very fast paced in your price range, so once we find the home you want to buy we need to write and offer immediately and provide the selling agent and sellers with proof of your loan approval, fico credit scores and verfication of funds for downpaymentl- they need to see that you are in a position to perform and close escrow - heres the lenders contact info again - can you call him today - i need you to do that before we go look at anymore properties-thanks

Buyer: ASAP
Agent: Do you remember that we cannot write the offer without a new pre-approval letter, how do you suggest we make that happen? Would you like me to speak to your husband and explain this to him

Mr Buyer - I understand you are a busy person, but in order for your purchase offer to be seriously considered, we must provide a preapproval letter, credit scores and proof of funds to close.
There is serious competititon for homes in this price range. How will you feel if we find that dream home and we lose out because we have not taken all the necessary steps to purchase?
How can I assist you in this matter?
