Wrong question, more importantly...are you ready to list???...and do you absolutely want to sell???...at what price will you sell??? what price are you hoping to sell for and what price are you expecting???...if a buyer is not willing to pay that price, what will you do and what is more important to you then, price or timing???...so, are you ready to list???

seller- yes

us-We are glad you asked that question, we talk with everyone about your listing, and in fact our goal IS to find the buyer for you. How will you feel if we are the ones to bring a buyer for your home before anyone else does?!

Looks like my teammate beat me to it. That's our standard reply with another part. When we list your house, we will compete with all the other agents to find you a buyer. How will you feel if we are the ones to find you a buyer?

I understand. Are you sure want to limit the potential of making the most amount of money on the sale of your home to just one buyer and one Realtor?

That is exactly what I will do as soon as I am back in the office. I will work on finding a buyer by calling all the people in my rolodex to promote our home and see if it will work for anyone of them.
Is it ok with you if I actually compete with all the other agents to bring you the most qualified buyer for our home?

Agent: At the moment i have been focussed on my current sellers and buyers none of which are in the market to buy a home like yours. Once we start to market your home my focus is going to change in order to sell your home, does that make sense to you?

No I don't at this time. Why would that be important to you?
What I will promise you is that I will be proactive in selling your home. I will actually compete with the other agents to find a buyer for your home. How will you feel if I am the agent who brings the best buyer to your home?

The goal is to find out what you don't know vs. judging what you think you know. This is what it means to be "open".

Things don't get done because they don't get done today.

What are you pushing away, distraction or deals?

The practice of being in the hunt leads to production on a regular basis.
