10.28.09 We absolutley love the house, but there are a few issues: 1) We want to stay at 1.1 or less. 2) This home will not appraise at 1.2-- in fact sales prices in the area are all foreclosures

It would be surprising if it appraised for over $850! So that is what we think we should offer.

And you're absolutely right, it may not appraise at list price or any where close...so, since an offer in writing is only 'asking a question' and since I've had discussions with the seller's agent, who I believe is on our side (at that's huge), because they say 1) no one has "asked that question" in writing yet 2) is in agreement in regard to they're clients need to awaken to current market realities 3) believes they're client has become "sufficiently mangled" not having sold in such a very very long time and 4) encourages anyone to "ask that question" in writing...is why I believe we should "ask the question" which will allow me to negotiate the best possible price that could appraise and find a threshold that may very will be way under your $1.1M limit...however, if you're financing in order to buy, it will help you if you are able and willing to increase collateralizing your loan to as much as 40% to 50%, or, whatever your lender tells you they need in order to fund the loan with no problem regardless of the appraisal and/or if the sellers bottom line happenes to be above the appraisal number...are you willing to do that if needs be???...if you're an all cash buyer and the best deal I can negotiate is still above the appraisal, well then you have a choice, do you want to buy this home under the $1.1M you set as your max and hence get a deal, or, not buy it and move on...do you understand these choices???...now then, are you ready to get started and "ask the question" and find out???

I'm not an appraiser so I don't know what the house will eventually appraise for, but the bigger question is: how bad do you want this house? Are you willing to write an offer strong enough to get it? Where do you feel comfortable starting at?

Well, setting that issue aside for just a moment- I get that you absolutely love the home. Do you absolutely want to buy it, or do you just want to make an offer? Those are two very different things.

If you really love the home, how much are you willing to offer?

If you were the seller, what would you think of your offer?

How do you think we can convince the seller to sell to you?

I am glad you went through the evaluation exercise. By the way, did you pull out the info on properties that sold lately to come up with the $850K figure? If so, then great and let me also do the same thing to make sure we are not missing anything out there. This way we can review the comps and attach them to our offer for us to support our price. What time could you meet later today to put our offer together?
