10.14.09 We follow the foreclosure alerts and know that there are 2 houses in default in the area we like. What do we have to do to buy one of those?

Hope those homeowners wanna sell. I subscribe and receive daily foreclosure alerts also, straight from the county, just because a homeowner gets a foreclosure notice does not mean the homeowner wants or needs to sell, they could be behind and plan on curing what they owe...I've had that experience. So if neither homeowners wants to sell are you open to allowing me to work exclusively with you in finding the home you want, in the condition you want, at the price you want to pay??? However, are you committed to buying one of these homes if one or both homeowners would like to sell Now???...if I approach and find out that one or both homeowners do want to sell, are you prepared to pay the fair market value of what the home is worth according to todays market value??? Once there is an agreement on price will you be paying all cash of getting a loan??? Do you have to sell a home in order to buy one of these homes???...if you have to sell and I were to get one of the homeowners to wait till you sell, in writing, would you be open to listing with me at a fair market price to sell as quick as possible in order to buy one of these homes??? Are you ready to buy and move if I were to find the seller would sell Now??? 0k...in order to proceed we'll need to discuss more in detail, when would be a good time for you to meet with me...at my office or you're home??? Great...now when you come do you think you can bring...(whatever the appropiate documents would be, preapproval letters, account verification for proof of funds ect)??? Excellent, bring those, we'll sign our appropiate disclosures and begin 0k???

If those home owners are willing to sell are you ready to buy right now? Many times when a property is in default...the homeowner is able to fix it and stay in the house. I'll check and see if they are willing to sell and at what price. Do you need to get a loan? If so, do you have a lender and if not I have a lender that you can talk to get pre-approved. Do you currently own a home? Would you need to sell that in order to buy one of these homes? If so would you agree to list it with me if I am able to get you one of these homes? If you don't own a home how quckly would you be able to act? I'll check it out and get back to you asap and we can take it from there to do wahtever is necessary to move forward.

Thank you so much. Life has been a little hectic of late...but things are geting back on track and I'm trying to do the same. How sweet of you to recognize me...by the way ..it is my husband Pat ..Paraquat Kelley.. if you remember the old KMET days that writes the blog every day. He is great.. He has M S and can't get around very well..so this is something that is very inmportant to him... I'm trying very hard to get back in to participating as much as I can.l

...that's just the problem, I spent just a little to long up in the hills of Woodstock, like 32 years, so much so that I don't remember the old KMET days, I was tuned into something completely different but now I have a whole new perspective knowing the trials your husband is navigated thru, writing is as excellent endevor, so, I'll read his daily articule more often. I look forward to your posts on the daily script...I know your grateful and have a good day

Are you ready to buy right now if the home owner is willing to sell? Do you have to sell your current home in order to buy the new one? Have you spoken to a lender yet?

I can contact the owners and if they agree to sell, are you ready to buy today?

The sellers can ill afford to waste time with unqualified buyers or contingent buyers. Do you have to sell in order to buy? Have you been preapproved for a loan?

Do you know anything about the foreclosure process?
Do you want to buy the houses at the public trustee sale, or from the bank after they take possession and put it back on the market?
Have you seen these houses in "default"? How do you know you want these houses?
What exactly are you looking for?
What is your budget?
Have you spoken with your lender - or will you be paying cash (which you need to do at public trustee sale)?
Why are you looking for a home?
By When do you need to be in your new home?
What if neither of these homes actually come on the market - they are cured before public sale - what is plan B?

There is not much anybody can do until the property actually goes to foreclosure. Are you sure this is the best way to get into a home? Would you be prepared to write up an offer and take it to the owner and see if he might take it to his lender? What will you do if nothing happens? How long are you prepared to wait? What is really important to you to find a home or to buy a foreclosure?
