06.15.09 Part 2: Lenders. Now approach this from the point of staying in the question!! And not just leading questions... Be open...Who is their lender?...

How did they meet them?....

Who is you lender? Do you know them well??? Have you ever really met them or have they been invisible to you till somehow their name was thrown at you??? How long if at all have you had a business relationship with them? Have you ever closed escrow with them as you lender in buying a home before? if so, did it close on time or sooner???...Were there any problems at all??? Do you trust them??? Do you feel 100% confident that they can perform if you haven't had that experience with them yet???...If you had any doubt would you tell me??? If you have any doubt would you open to working with or at least shopping the loan with our in house local professional???...If our professional escrow officer where to have any doubts or concerns with your lender, would you be open using our professional,in house lender...tested, tried and true???

How did you find them?
When did you last speak to them?
Have you been prequalified or preapproved?
Are you 100% certain that they would do a good job for you?
In the event your lender does not perform, do you have a Plan B?
Would you be open to meeting with my lender as your Plan B alternative?

That's great you've received a referral.
Do you feel comfortable working with them?
It's important in this economic climate that they can get the job done, and close an escrow. Are you familiar with their work or track record?
I have two lenders that my past clients have been very happy with. You can feel free to speak with them at no cost or obligation. Are you open to speaking with one or two others to compare services ?

If yes, by a mortgage broker or direct lender?
How did you find them?
Are you comfortable and confident working with them?
How do you feel about getting a second opinion from a professional with a great track record that I know as a preventive measure, in the event of a hiccup?

How intimately do you know you lender? Did you work with him/her in the past?
I have a policy if you fail me once, you failed me last. Did you put your lender through the same scrutiny?
Are you interested in working with a lender that went trough that kind of scrutiny?

Is your lender a broker or a direct lender?
Have you used him before?
What garantees is he giving you that he can get you a loan?
What will you do if he can't?
Are you open to the idea of making a second application with an other lender as a back up?
Would you be prepared to go with some one I recomend, some one I have worked with very successfully before and who I know will do a superb job?

How well do you know your lender?
I ask because, in these swiftly changing financial times, I'm sure you understand that the lender is crucial to the success of your real estate purchase. There are many scary stories out there nowadays of lenders who promise things they cannot deliver when push comes to shove. Are you aware of that?
Are you 100% confident that your preapproval means you can complete this purchase?
At no cost or obligation, would you be willing to consider doing a double application process with not only your lender but also a lender that I have used with 100% success?
You can compare the offerings and decide who to go with.
That way you and I will have extra confidence that you can close this escrow.
My job is to be sure that once you find your dream home, the financing will be an iron-clad go.
Do you see how that might benefit you?
Are you willing to do that?

Have you talked with a Lender?
Is it someone you know or have done business with?
Is this lender a direct lender or a mortgage broker?
With the banking being such a crucial part of closing a transaction, would you consider also making an application with a direct lender such as BofA, UBOC, Chase, etc., etc.?
Do you agree that you will be in a better negotiating position if we have a letter from your lender that says you are pre-approved for the loan?
Will you give me the name and number of your lender so I can have a conversation with him before we write the offer?
Which direct lender would you like to use?
Do you have a relationship with a direct lender?
Ok, would you consider contacting your lender so we can go forward with writing the offer?
