A Deal A Week

06.09.09 You have been working hard for 2 weeks straight. Finally, you have scheduled a true day off for Sunday. A few hours after you have shown property to one of your "hot" buyers, they call and

say "We think we want to write an offer, but we just want to see one other home tomorrow and compare it to our choice."

How do you handle this?

I am sorry, I am out of town, but Mark, my assistance, would be happy to show you the property.

No problamo, I make it known that it’s absolutely no problem at all…that although I have made family commitments that day (telling the truth whatever that truth may be) and cannot be there with them, I will arrange a showing…it’s simple to coordinate with the listing agent (who should be willing to do whatever it takes and to confirm these are my clients) to work out details…whatever gets decided I’ll let the buyer know as soon as I can…if for whatever reason nothing can be arranged between the listing agent and myself for the day we need, then we’ve done what we can, which is that nothing can be done that day, and report what can be done and when…in any case we have a course of action…one course is more favorable than the other…they have been accommodated and will be grateful (I see to it)…they will move forward in the appropriate direction that has been decided, all things considered and they report to me their findings. I’ve had my day off, they’ve seen the property…we get together the following day and write an offer on something...bame...no problamo

I am going to be away on Sunday and can not change plans. Give me a time however and I may be able to organize a showing for you. Do you really want to wait with your offer however?

If I can get you in to see it, do you have any problem with me not being there with you? I'm taking a much needed day off.

First I'd call and see if there was an open house at the property.

If so, I'd ask if they were comfortable going on their own. If yes, great.

If not, I have a colleague where we substitute for each other all the time and would ask that he meets them at the property.

Absolutely, I think you should see that home. I am unavailable tomorrow, however I will make arrangements for you to see the property on your own. Is that o.k. with you?
Great. Are you sure you want to wait with your offer on House A? I think we should move ahead and get the ball rolling on the negotiation. You can see B in the morning and we can assess at that time, but at least we'll have our offer in on A. If B is the house for you, we'll make changes as necessary. Does that work for you? Let's put it together then...

Tomorrow is my day off. I would be happy to make arrangements with an agent in my office for you to see this other home. Would this be okay with you?

With properties in this price range receiving multiple offers and selling quickly, do you really want to wait a day to put in an offer? May I suggest that we put an offer in today on property A, then after seeing property B tomorrow, we can decide to withdraw our offer or proceed with the negotiation on Property A. How does that sound to you? Will that work for you?

That is terrific that you want to write and offer on the property. When can we meet today to get that rolling?

I am away tomorrow so I won't be able to show you the property, but will arrange for you to see it with a colleague, if that is okay. Great.

Will see you at my office today about 3 to write up the property. If, by some chance, you like the new property better tomorrow, we can always withdraw the first offer, provided the seller doesn't accept it as it is. If that happens, you have made a fabulous deal.

I have a very important family event scheduled. My associate will show that home to you and then we can talk about your offer on Monday. However, if you want to make sure that your don't lose out on this house we can write the offer now. There is still time for you to see the other home tomorrow with my associate.

Agent: Tmorrow is great, can you give me two times you could go and i will schedule it, then we can come back to the office and write it up. By the way did I tell you i wont be working Sunday as I am taking my wife out for the day?
Buyer: That sounds great, have a nice time, thanks for giving us four days notice.

I understand your position and desire to want to make sure you are making the right choice.

I have one question for you. If I do in fact show you the other house tomorrow, after seeing it are you prepared to write an offer on one of the two homes tomorrow right after the showing?

Great. We can meet at my office, take one car and then come back to the office to put the offer together. Does that work for you?
