05.19.09 Your buyer has been very tough and continually asks for more.. lower price, walks away, comes back, at even lower price, wants absolutely everything repaired... The sellers are bringing

money to closing, the other agent has chipped in for them to make it work, you are at 2.5%, paying a corporate referral fee. To top it off, the buyer is your most influential clients brother and you have been working with him for months. You are now $1,800 a part on one last item and he is asking for you to pay it out of your commission.

What do you say?

0k...may I speak frankly for a moment??? We have reached to point were all sides have given, the seller meets your price and repairs (believe me this is huge), the seller's agent has kicked in a full % point (this too is huge) and I'm pay'en a 25% corporate referral fee out of respect for your brother to do for you and negotiate all this...all sides have given, and frankly, cannot give anymore, except you...putting your brother aside for a moment, you have a choice to make...it's your turn to participate and give a little...if you would pay the difference to close, you win, your cost of only $1800 is less than what everyone else has given for you, it's not gonna get any better than this, so are you willing to be open to paying your fair share to close right now, we're so close, we're right there...or....you can watch this fall apart in the blink of an eye just like that...it's all up to you right now...what would you like to do???

Good heavens, if we are down to an $1800 difference and you are unwilling to pay it, maybe this is not the house for you, is that what you're saying?

agent: Why would I do that?
buyer: I've heard agents give back some commission for nothing, but we need it to help get this house
agent: I see. Let's review... go over what has transpired. Everyone has sacrificed in one form or another up until this point. In all the transactions I've done, most parties are willing to be fair, and make it work for each other. This is the only thing that has been asked of you. Are you willing to step up just as everyone else has in order to buy this home? How will you feel if you do not get this house?

We have reached the point in the transction where everyone including myself has given all they will give. It is now your decision to make if you will buy this house at this price. Do you want to cancel escrow or move forward with the sale at the price on the table?

No, that isn't an option. Everyone has already given all they can for this to come together. Now it's up to you if you'd like to move forward. You've told me you wanted A, B,& C. We've seen countless homes over the past few months and this is the only one that has really fit the bill perfectly. Is it worth losing over $1800?

In Yiddish, there is a word called "gonniff". Gonniff is like calling someone a pig...but different. Someone is a pig when, at the All-You-Can-Eat buffet line, they hold up the line so they can pile as much food as they can on their plate (you know, with pieces falling off, leaving a trail of food as they walk back to their table, etc). A gonniff is someone who, knowing there is a long line of people behind them waiting for food, dumps the whole container of food on their plate, leaving nothing for anyone else.

buyer: what's your point?

You are being a gonniff. You are getting a GREAT deal, you have forced everyone to give up something, and enough is enough. Take the deal as is and be done.

We agreed that we will be frank with each other from day one. This is between you and the seller. Do you want to walk away from this deal for $1,800?

That is not the way I do business.
$1800 is the only thing that is standing between you and your new home.
Everyone has contributed to make this sale occur. You will have contributed the least amount to make this sale happen. If you are unwilling to do so then perhaps this home is not for you. Do you really want this home or should will continue looking?
